πŸŒ€ Is Your Condo Actually Covered for Hurricane Season?

If you live in a condo in the Riviera Maya, your building likely carries a master insurance policy through the HOA. (Now would be a good time to confirm that)

That’s good. But it may not cover what you think it does.

Owners may assume:
β€’ The HOA policy covers everything inside their unit
β€’ Storm damage is automatically fully insured
β€’ Rental use doesn’t affect coverage

Here’s what often surprises people:

HOA master policies typically insure the building structure but not your interior upgrades, appliances, furnishings, personal belongings, or loss of rental income. Named-storm deductibles are often higher than standard deductibles. And if you rent your unit short or long-term, that can affect how coverage applies.

As hurricane season approaches, it’s worth confirming what’s covered and what isn’t. Supplemental condo coverage, even in a hurricane zone, may be more affordable than you think.

Launa Brockman with Paradise Professional Services works with condo owners throughout the Riviera Maya to review master policies and structure additional protection where needed.

🐊 Rare Crocodile Attack Shocks Cozumel
A 72-year-old American tourist is recovering after a rare crocodile attack off the coast of Cozumel. The incident occurred during a late-afternoon swim when the animalβ€”estimated at 3 metersβ€”grabbed his arm and dragged him underwater. He managed to fight it off and reach shore, where a lifeguard’s quick response likely saved his life. While attacks are extremely uncommon, the presence of American crocodiles in mangrove and lagoon areas is well documented. Learn more

It’s a rare achievement that puts a growing spotlight on Mexico’s rising presence in the world of open-water swimming. Read more

🍯 Maya Women Revive Dragonfruit Project
In the small Maya community of ChumpΓ³n, a group of women is bringing a once-thriving pitahaya project back to life. After flooding in 2018 and the collapse of tourism during the pandemic forced them to shut down, the PitahΓ collective is starting againβ€”this time with their own resources. Producing artisanal jams from pitahaya and other local fruits, they’re working to rebuild direct sales and avoid middlemen. It’s a story of resilience, tradition, and the quiet effort to reconnect local producers with the Riviera Maya economy. Learn more

🌊 Sargassum Barriers Go Up Across Playa del Carmen Coast
Playa del Carmen is getting ahead of sargassum season with the installation of five kilometers of offshore barriers, designed to intercept seaweed before it reaches the beach. The effort, led by the Navy, local authorities, and private resorts, targets key areas from Playa Fundadores to Punta Esmeralda, with additional systems already in place near major hotels. Puerto Aventuras is next, with plans underway to protect its bay. Learn more

🐬 Dolphins Remain in Limbo in Cancun
Six months after a dolphinarium in CancΓΊn’s hotel zone was shut down, nine dolphins remain in captivity as authorities work through a complicated relocation process. Housed in pools near Ventura Park, the animals continue to receive veterinary care while officials determine next steps. Stricter wildlife laws, limited sanctuary options, and health concerns are all delaying their transfer. The case highlights a growing issue across the Riviera Maya, where increased scrutiny of dolphin attractions is colliding with the reality of what happens to animals already in captivity. Read more

🌿 Akumal Residents Defend Cenotes and Community Rights
Residents of Akumal have taken a formal step to protect their community, forming a citizen committee to address growing concerns over access to cenotes, public spaces, and local development. The move comes as tourism and real estate expansion continue to reshape the area, often limiting traditional access to natural resources. The group also plans to monitor infrastructure projects and push for improvements, including a much-needed high school facility. Read more

⚠️ Scooter Safety Debate Intensifies After Fatal Accident
A fatal scooter accident on Highway 307 has pushed Playa del Carmen to confront a growing mobility issue. As more residents turn to scooters and e-bikes to avoid traffic and taxi frustrations, the city still lacks clear rules governing their use. Officials are now working to update regulations, but gaps remainβ€”especially with high-speed roads and limited infrastructure. With accidents on the rise, the question is no longer if scooters need regulationβ€”but how quickly the city can respond. Read more

πŸ—£οΈβ€œSpeak Spanish!”: Controversy Erupts in CancΓΊn
A viral video from Mexican comedian SofΓa NiΓ±o de Rivera has sparked a wider conversation about identity and tourism in CancΓΊn. After criticizing service workers for speaking English first, reactions quickly split. Some say it reflects a loss of cultural identity. Others insist workers rely on English to serve international visitors. In a destination built around global tourism, the question is becoming harder to ignore: is this about respect or simply reality in one of Mexico’s most visited cities? Learn more

πŸ’Έ Buyer’s Market = Real Opportunity

Let’s be honest. This is one of those market moments where buyers actually have the advantage. Prices are softening, sellers are more flexible, and deals are out there if you’re paying attention. If you’ve been sitting on the sidelines waiting for the right time, this is it.

I pulled two listings this week that stand out for one reason. Value. Both have motivated sellers, both are priced to move, and both offer solid upside whether you’re looking for a place to live, a vacation base, or a rental property.

πŸ“‰ Price Reduced: Akumal Chic Garden Condo

This gem of a condo just got a price reduction, and it’s now sitting around $125K USD, which is hard to ignore for a 2-bedroom, 2-bath in a gated resort community. It’s fully furnished, move-in ready, and has that easy indoor-outdoor layout with a private patio, plus access to a pool, rooftop terrace, and private beach perks. At this price point, it works as a starter home, a vacation spot, or a low-entry rental property. Definitely worth a closer look.

πŸ’² Flexible Terms: Akumal Chic (Seller Financing Potential)

This one opens the door for buyers who might not want to go all-in upfront. With potential for owner financing, it’s a rare chance to structure a deal that turns a dream into reality. It’s a similar setup with 2 bedrooms, 2 baths, a lock-off design, fully furnished, with strong rental appeal and access to all the Sirenis amenities like pools, beach access, and spa discounts. The lock-off gives you flexibility to live in part and rent the rest, or maximize returns.

πŸ‘‰ Deals like these don’t sit forever… especially when the market starts to shift again… which it always does.

TRAVEL TALK

🍴 Kaan Luum Lagoon Gets a Tasty Upgrade

If you’ve been to Kaan Luum Lagoon, you already know the draw: clear, calm turquoise water surrounding that deep cenote drop in the center, tucked into the jungle just outside Tulum. What’s new is a simple but meaningful upgrade: an on-site restaurant.

Now, don’t get too excited… Kaan Luum isn’t turning into a foodie destination. This new eatery is all about convenience. Having access to affordable food and cold drinks right at the lagoon makes the experience easier, especially if you’re going with family or planning to spend a few hours in the water. No more packing a full cooler or cutting your visit short when you’re ready for a break.

It’s a small change, but it makes the lagoon feel more completeβ€”more comfortable, more accessible, and better suited for a relaxed day out. Kaan Luum is one of the easiest escapes when sargassum takes over the beaches. No waves, no seaweed, just still, swimmable water in a setting that feels like another world.

Located about 12 km south of Tulum on the road toward Felipe Carrillo Puerto, it’s long been a local favorite. This latest addition just makes it that much easier to enjoy.

NOTES ON NAPKINS

🌽 Negro Huitlacoxe: Where Corn Takes Center Stage

Set in the heart of Tulum Pueblo, Negro Huitlacoxe takes something as familiar as corn and turns it into the foundation of a deeply satisfying, thoughtfully executed menu.

Everything here starts with maize. The kitchen β€œnixtamalizes” and grinds its own masa in-house, and you can taste the difference immediately. Tortillas have real structure, depth, and flavor, and they hold their own against bold fillings. The menu leans into traditional Mexican roots with just enough refinement to elevate it without losing its soul.

Standouts include the elote dorado, charred and layered with flavor, the taco de birria, slow-cooked and deeply savory, and quesadillas stuffed with tender costilla that feel both rustic and indulgent. Tamales de pollito bring a softer, more delicate balance, while the churro ice cream sandwich closes things out on a playful, slightly over-the-top note.

Salsas and sauces are where the kitchen really stands out. They are smoky, complex, and built with intention rather than just heat.

The setting matches the food. An intimate garden space with warm lighting, natural textures, and a casual but polished energy that works just as well for a relaxed dinner as it does for a longer, lingering night.

This is Mexican cuisine that respects its origins while still moving forward. Not reinvented, just done exceptionally well.

πŸ“ Negro Huitlacoxe is located at 87 Calle Andromeda oriente, between Centauro sur and SatΓ©lite sur. Open daily | 10:00 AM – 1:00 AM. No reservationsβ€”walk-in only.
